In Feburary 2012, the Sedona Area Home Inventory dropped down to 2002 Levels at an average of 287 homes. In 2009 our average home inventory was approximately 500 homes. This is excellent news for the Sedona Market.
The home prices are now going up slightly. But our pricing is still discounted approximately 35%. And interest rates are below 4%.
Our rental home business is also very active this year. So, investors if you want to buy and rent your property out, now is a great time to do so. The local homeowners who lost their homes still want to live in Sedona and are now renting. We also have an influx of newcomers from all over the country coming to rent, for all different reasons. Some are finding jobs here and are relocating. Some are close to retirement, know the prices are bottoming out and want to experience the community before actually purchasing. Some are younger couples who want to raise their family in a smaller community with all the amentities.
Sedona has definitely matured in the last few years. Business expansions can be seen in the health and athletic sectors. The Cornville and Page Springs area have made huge gains in the wine growing business. People all over the world are beginning to appreciate the area for its perfect wine growing climate that is producing some recognized wines.
Cottonwood and Camp Verde continues to be a viable hub for the Verde Valley. The Walmart, Home Depot and Car Dealerships provide all the basics. Traditional medical care seems to be growing, especially as more and more retirees are settling here. Cottonwood pricing is also finally beginning to bottom out. Even so, there are still some Great Buys available.
Munds Park is also showing improvement. If you are looking for a cooler summer vacation home, I can lead you to the perfect location. The beautiful pine trees, green grass, some larger parcel properties are some of the most pristine in Arizona.
