2011 FIRST QTR NEWS

The Sedona Market has definitely improved. West Sedona and the Village of Oak Creek (VOC below) are almost equal in real estate improvements.  The only real difference today is that the Village of Oak Creek has newer homes than West Sedona.  Here is the latest six month statistical information.

Based on this information, Sedona's average inventory supply is now down to 7.9 months.  Homes on the market under $700,000 have 5.5 months average inventory supply.  Homes at $1,000,000 -$1,500,000 have a 6.9 months average inventory supply.  Obviously, the homes priced at $1,500,000 and up have the highest months average inventory supply and is the cause of the 7.9 month total average supply.

Overall, this is very good news for Sellers.  And buyers, this is the time to buy real estate in Sedona because, as the inventory goes down, Sedona's pricing will start to go up.  Homes in West Sedona under $700,000 are now priced at $10.00 per square foot higher.
